DUTIES AND RESPONSIBILITIES
1. Prepare Post Approval documents for filing at Pag-ibig
1.a. insert and photo copies/printing of project documents e.g. Tax Declaration (land&bldg.), Tax receipt, occupancy permit, confirmation of appraisal, and undertaking.
2. Review Post Approval dockets /2nd filing accounts for filing at Pag-ibig with a scale of 0-5 rate of returns
2.a. pull-out expired MSVS for verification
2.b. scrutinize the signature of borrowers from valid ID submitted vs. signed sales confirmation documents
2.c. ensure that all notarial entries are correctly indicated in the Deed of Assignment vs contract to sell and
Deed of Absolute Sale (H4-75) vs. Deed of Assignment.
3. Process and monitor all pending overdue accounts due for filing including returned accounts from Pag-ibig and
Ensure filing of returned accounts within specified date set by Pag-ibig to avoid penalty within 10 days from the
date of official returned.
4. Tagged of Notice of Approval releases and Loan releases accounts across all projects in Cavite and Batangas.
5. Pull-out photo copies of TCT, Tax Declaration (land and bldg.), Tax Receipt, and original contract to sell of Loan
Releases accounts and transmit to Turn-over for borrower’s copy.
6. Arranged and File mother dockets of borrowers to their respective filing cabinet.
7. Trouble shoot problematic accounts.
8. Accommodate/entertained buyers queries and provide information with utmost satisfaction.
9. Prepare monthly report.
10. Performs other task or special projects related to his/her roles and position within the department.
