The Head Office/Showrooms Technical Supervisor’s responsibility is to ensure that Head Office, Showrooms & Booths are clean, presentable and maintained in the highest standards to encourage prospective buyers & colleagues. He or she shall ensure sufficient regular cleaning supplies and other operating consumables (i.e. lights) are maintained. This position shall also be responsible to recommend and implement all repairs and maintenance activities of SMDC Office, Showrooms, Booths and Site/Sales Offices’ building, surrounding landscape (if applicable) and contents. This include but is not limited to electrical, plumbing, carpentry, air-conditioning repairs as well as cleaning, pest control and preventive maintenance activities.
DUTIES AND RESPONSIBILITIES
1. Ensures that necessary administrative and contractual/technical services are adequately provided:
2. Prepares a regular maintenance program for Landscape Maintenance, Aircon Cleaning and Maintenance, Upholstery Cleaning, Pest Control, Carpet Shampoo and Vacuum, Generator & Elevator maintenance etc. for SMDC Office, Showrooms, Booths and Site/Sales Offices.
3. Coordinates with Purchasing Dept. for the evaluation and awarding of service contracts to accredited suppliers/service providers.
4. Ensures all equipment in the office/showrooms/booths are maintained through proper in-house preventive maintenance programs, minor repairs, or out-sourced services to prevent breakdowns and business disruptions
5. Ensures that janitors, security guards and other service contractors are aware of, and are performing their responsibilities consistent with the company policies and procedures, and the service agreement provisions and requirements.
6. Monitors and schedules the implementation of the Office and Showrooms/Booths Regular Maintenance program/s.
7. Responsible for the punch listing of completed Office, Showrooms, Booths and Site/Sales Offices.
8. Ensures that punch listed items are satisfactorily completed prior to acceptance of the Office, Showrooms, Booths and Site/Sales Office/s.
9. Conducts regular office, showroom, booths inspection to determine items which need immediate repair or replacement.
10. Investigates incident reports of damage or loss to office/showroom building or equipment and initiates required repair in coordination with all concerned groups.
11. Coordinates, provides and monitors insurance applications for recovery of damaged Office & Showrooms/Booths equipment/appliances etc.
12. Provides estimates and specifies materials to be used for repairs and prepares necessary requisitions.
13. Prepares Investigation Report to document technical recommendation for reported damage/loss to office, showroom building or equipment.
14. Coordinates with Office & Mall Building Administrators/Engineers for technical concerns and repairs.
15. Creates work schedule for Handymen/Technical Assistants by determining work load and work priority.
16. Monitors and evaluates repairs done by Handymen/Technical Assistants & contractors.
17. Prepares standard parameters to monitor and measure quality of service delivered by contractors and handymen.
18. Checks and reviews the Daily Time Report (DTR) of utility personnel assigned in Office, Showrooms and Site/Sales Offices.
19. Monitors stock levels of cleaning, pantry, electrical & repair supplies inside Office, Showrooms through the utility personnel & Site Admin. Assistants and coordinates with Asset and Supplies Management for delivery of required supplies.
20. Prepares Technical Accomplishment Report on a weekly basis
21. Prepares status update report for repairs and maintenance on a monthly basis.
22. Monitors, records and evaluates operating variables such as utilities charges, electric and water meter readings, air-conditioning, service contractors’ coverage and recommends budget re-alignments, if necessary, to finance showrooms and booths operations and maintenance requirements.
Preferably with at least 3 years of work experience related to building operations or property maintenance from a reputable property developer, real estate or contractor.

3. With acceptable oral and written communication skills.
4. With good presentation and facilitation skills; computer literate (including AutoCad drawings).
Must be a graduate of Engineering or Architecture or its equivalent from a reputable college or university.
Preferably with at least 1 year of work experience related to village management.
