Duties and Responsibilities
I. BUSINESS DEVELOPMENT
• Create and explore opportunities that will bring new sources of income, expand the scope and grow the client base of the company
• Research and develop creative measures to not only increase product portfolio but also to maintain current or keep current product line up competitive with the market
• Key functions includes:
• Develop, review, and implement new business strategies
• Create new business relationships with potential clients and or other companies
• Prepare financial reports, sales forecasts and project feasibility studies
• Work with other departments, companies, subsidiaries and other stakeholder necessary to launch and operationalize new businesses
• Acquire more business acumen through research and market analysis of industry trends and developments
• Present and seek Management approval on new business proposals
• Operationalize, oversee and manage start-up of approved new business proposals/models
• Handhold and monitor transition of start-up business to scale up
II. PROJECT DEVELOPMENT
LAND ACQUISITION
• Prepares and provides Management with the initial financial runs to be used as basis for acquisition
• Provides inputs in the acquisition decision process
• In coordination with Business Planning and Permits, initiates the technical due diligence of acquired properties, in preparation for the project concept planning
PROJECT CONCEPTUALIZATION AND PLANNING
• Leads in the project planning process
• Determines the project development timeline and makes sure that it is met by the project tea
• Ensures the completion and accuracy of the project plans: Concept Design, Schematic Design, Design Development and Final Construction Drawings
• Initiates and monitors the application and processing of permits and licenses needed prior to launch and construction of the project
• Coordinates the project launch requirements with Sales and Marketing Departments
• Provides the parameters for the preparation of the project financials
• Ensures the viability of the project
• Secures approval to launch the project
PROJECT OPERATIONS
• Leads in the execution of launch plans
• Regularly monitors:
o Construction progress and achievements of time, quality and cost targets
o Project financials to ensure achievement of committed profit margin
o Agreed and approved sales and marketing strategies and sales targets
• Recommends courses of action in case of deviations in al aspects
PROJECT DELIVERY
• Ensures on-time and smooth turnover of the following through regular coordination with concerned departments
o Residential units to the buyers in coordination with Engineering Department and Buyer Turnover Group
o Common Areas and Equipment to the Condominium Corporation in coordination with Engineering Department and Property Management Department
• Spearheads the project close-out
• Provides critical assistance to Property Management, Buyer Turnover Group and Customer Service to address customer concerns
• Oversees post construction activities and manages the budget
OTHERS
• Performs other functions that may be assigned from time to time by the immediate superior
