A. Land Acquisition
1. Prepares the initial financial runs to be used as basis for acquisition
2. Coordinates the implementation of the technical due diligence of acquired properties, in preparation for the project concept planning
B. Project Conceptualization and Planning
1. Participates in the planning process
2. Prepares the project development timeline based on parameters provided by the Cluster Head and/or Project Director.
3. Participates in the completion and ensures accuracy of the project plans: Concept Design, Schematic Design, Design Development and Final Construction Drawings
4. Prepares the requirements for the application and processing of permits and licenses needed prior to the launch and construction of the project
5. Coordinates the project launch requirements with the Sales and Marketing Departments
6. Prepares the project financials necessary for the sales launch
7. Monitors the project scorecard and ensures budget commitments are met
8. Prepares the approval to launch memo
9. Comes up with the project pricing strategy and prepares the pricelist and payment terms
C. Project Operations
1. Ensures execution of launch plans
2. Regularly monitors:
i. Construction progress and achievement of time, quality and cost targets
ii. Project financials to ensure achievement of committed profit margin
iii. Agreed and approved sales and marketing strategies, and sales targets
3. Recommends courses of action in case of deviations in all aspects
D. Project Delivery
1. Ensures on-time and smooth turnover of the following through regular coordination with concerned departments:
i. Residential units to the buyers in coordination with Engineering Department and Buyer Turnover Group
ii. Common Areas and Equipment to the Condominium Corporation in coordination with Engineering Department and Property Management Department
2. Spearheads the project close-out
3. Provides critical assistance to Property Management, Buyer Turnover Group and Customer Service to address customer concerns.
4. Oversees post construction activities and manages the budget
E. Others
1. Performs other functions that may be assigned from time to time by the immediate superior.
Strong communication and presentation skills.
Degree holder from a reputable college/university, MBA will be advantage.
With at least 8 years’ experience from real estate industry preferably focusing on project development / business development.
Supports the Project Director and Cluster Head in managing and overseeing the real estate projects (both ongoing and completed) assigned to them.
