JOB SUMMARY: To manage Leasing Operations and achieve revenue targets in properties assigned to her/his cluster.
JOB DESCRIPTION:
Duties and Responsibilities:
Provides administrative support to the department, such as but not limited to the following:
• Ensures achievement of leasing revenue targets in properties assigned to his/her cluster
• Ensures Leasing Assistants will actively promote SMDC Good Stays services to both Owners and Tenants.
• Ensures Leasing Assistants act on leads given by Head Office through inquiries received on line or through phone or email.
• Guides, assists and motivates Leasing Assistants in attainment of their individual targets.
• Regularly makes site visits to check on the Leasing Assistants and assist them as needed.
• Handles complaints and concerns of Unit Owners, Tenants, PMO and brokers that are brought to her attention.
• Effectively manages VIP accounts.
• Monitors collection efficiency of Lease Admin Department and assists in making follow-ups on uncollected accounts.
• Checks on accuracy of billing advice prepared by the Leasing Assistant and completeness of documentation before submission to Lease Admin Department.
• Makes timely, fair and informed decisions on concerns and complaints raised to him/her.
• Prepares lease contracts for signing ensures accuracy of information.
• Attends head office meetings representing the Leasing Department.
• Acts as BOT of condominium corporations when assigned.
• Prepares reports as needed.
• Seeks new business opportunities by pitching and closing corporate leasing accounts.
• Thinks of innovative ways to increase revenue.
• Pushes for online presence of listings to increase inquiries.
• Monitors attendance and punctuality of Leasing Assistants in her/his assigned cluster/s.
• Effectively trains new hires and ensures their readiness to handle the demands of the new job.
• Fosters strong relationships and good teamwork among everyone in the Leasing group by promoting inclusivity and camaraderie.
• Participates in all company and Leasing group-initiated activities.
• Anticipates, prepares and requests for Leasing Assistants in soon-to-be or newly turned over sites. Ensures replacement of resigned Leasing Assistants.
• Promotes and represents the leasing group to other departments and SM affiliates.

• Must have a positive work attitude.
• With above average oral and written communication skills.
