DUTIES AND RESPONSIBILITIES
1. Oversees and monitors the preparation, implementation and completion of various work stages related to the construction of the assigned projects.
2. Responsible in ensuring that review and revisions of Plans, Designs and Specifications were conducted by the Design Review group from Design Development (DD) up to For Construction Drawings (FCD).
3. Oversee, facilitate and participate in the conduct and discussion of value engineering and identification of cost saving items for the implementation of the projects.
4. Lead in the preparation of the Risk Management Plan and monitor compliance of the project to its mitigating actions. Look for continuous improvement opportunity for the established Risk Management Plan.
5. Identify and secure applicable permits, clearances and certifications required during project construction & post-construction stages in close coordination with Regulatory Compliance Section, QAD & GPMC. Ensure that all project required permits, clearances and certifications are valid as necessary.
6. Facilitate the conduct of pre-bid meetings, clarificatory meetings, submissions & opening of Project Work Bid Packages including recommendation to award of Project's Work Packages of the assigned project.
7. Responsible for the preparation, preliminary review, assessment and evaluation for adequacy of the Contract Agreements, Letter of Awards (LOA) and Notice to Proceed (NTP) provisions and its required annexes and/or attachments for the assigned project.
8. Prepare and submit on-time the Weekly and Monthly Reports including periodic Percent of Completion (POC) Certification for Accounting Reports. Issues shall be identified, and action plans are to be established and issues are closed.
9. Facilitate the regular conduct of Weekly and Monthly PM Meetings including the required project site walk-through site inspections. Issues shall be identified, documented and action plans are established followed-up and reviewed for effectiveness.
10. Organize and facilitate the conduct of the emergency meetings with concerned members of the Project Team, Contractors and Suppliers to clarify emergency issues and strategize approaches to resolve them.
11. Prepares and recommends for approval Project Management Assistant Vice President the established long and short list of Bidders / Suppliers for project use.
12. Preparation and recommendation for approval of Project Management Senior Manager and/or Project Management Assistant Vice President the Project Authorization Orders (PAO), Billing / Payment Certificates, Request for Check Payments (RCP), Work Authorization Orders (WAO) and Change Order Requests (COR).
13. Understand and communicate applicable P&ED-Systems and Procedures requirements and provisions. Ensure strict compliance of all project stakeholders to the P&ED-S&P requirements and provisions.
14. Take the lead in the promotion and campaign for an accident-free workplace of the project and its compliance to applicable health and safety statutory and legal laws and requirements. In consultation with SMDC HSE Manager, shall provide the necessary resources to support the health and safety objectives, targets and programs.
15. Take the lead in the promotion and campaign for an environment-friendly workplace of the project and its compliance to applicable environmental protection statutory and legal laws and requirements. In consultation with SMDC HSE Manager, shall provide the required resources to support the environmental protection objectives, targets and programs.
16. Take the lead in ensuring and monitoring that QA/QC inspection on workmanship is performed on completed project works at each phases of the project including closures of rectification issues/works prior to turn-over and acceptance of the units by BTG.
17. Oversee and responsible for the assessment, evaluation and approval of project billings (Contractors & Suppliers) in compliance to the SAP billing procedures.
18. Oversee and responsible for facilitating the SAP-PR (procurement process) and CRM requirements.
19. Oversee and responsible for the implementation and completion of the punch list items (w/in Construction Warranty) and the timely turn-over of condo units to QAD (or to Property Management for turn-over of amenities, common areas and commercial areas).
20. Manages and implement the project management activities that will lead to the attainment of the established project KRAs under his/her assigned project. Attend and participate in the regular review, assessment and evaluation of the projects KRAs.
21. Oversee and facilitates the conduct of the Vendor Performance Evaluation Report (VPER) of the Contractors & Suppliers involved in the assigned project. Project Management Manager to monitor the evaluation frequency based on the VPER guideline.
22. Performs other duties that may be assigned from time to time.

Obtain bachelor’s degree in any engineering field from a reputable college or university and possessing a valid PRC licensed or its equivalent

Ideally, manages only one condo development project. Facilitates the project detailed planning, preparation, implementation and completion of various work stages related to the construction of the assigned project.
